SmartBay Vaasa (previously marketed under the name SmartGrid Vaasa) offers a wide range of possibilities for various actors due to its flexible spaces and its location right next to the water.

The building will be located next to the EnergyLab Vaasa/VEBIC building in Palosaari, and the planning and permitting processes are well underway. The ground floor of the 3-story building is reserved for 1–2 service companies, the second floor for 2–9 offices, and the top floor for 1–2 offices. The beautiful archipelago views can be enjoyed from both the office floor balconies and the high-quality meeting room and its rooftop terrace.

The uniqueness of this seaside location lies in the water area included in the plot, which is easily accessed from the service spaces on the 1st floor.

“In addition to modern and flexible spatial solutions, SmartBay also offers a unique opportunity to utilize the water area included in the plot. The possibilities are endless – for instance, private docks or canoe rentals could be placed here”, says Ulla Mäki-Lohiluoma, CEO of VP Facilities.

Parking spaces are available both under, and next to the building. A charging station for electric bicycles has also been planned. Charging stations for electric vehicles will be installed according to the needs of the future clients.

 

 

Customization possibilities and green electricity

Today’s flexible work practices require business premises to be easily adaptable to changing needs. This has been taken into account in the SmartBay project.

“The project has been delayed due to the COVID-19 pandemic. It has taken companies time to figure out what kind of business premises they will need in the future. The SmartBay building, along with our other properties, provides flexibility. We can customize the layout of the spaces to meet the needs of our clients without disrupting building technology,” explains Mikko Harju, Construction Project Manager at VP Facilities.

In addition to adaptable spaces, SmartBay also invests in renewable energy.

“The property utilizes geothermal energy, which reduces the building’s carbon footprint. We always strive to try new solutions in all of our projects, and we have planned a solar energy system based on thin-film technology for this site,” says Harju.

Construction decision ahead

VP Facilities aims to make the final construction decision for SmartBay by the end of this year.

“Once construction starts, it will take just over a year to complete the project,” Harju estimates.

Although preliminary reservations have already been made and negotiations are underway, according to Mäki-Lohiluoma, various spatial solutions can still be discussed with new actors.

“For example, the separate 228 and 191 square meter service spaces on the first floor can be tailored to suit the needs of a single company,” she says.
